How we work, and what it costs.
Three levels. A price agreed before anything starts. And a written record of everything, from the first call to the last invoice.
1. A conversation, 20 minutes, free
One question: what are you starting in France, and who do you already have there? If we are not the right fit, we say so and tell you who is.
2. The Project Map, €1,500 to €2,500
Before you sign anything with anyone, a single document: who needs to be involved, in what order, what it will cost overall, where the risks are, and what we take responsibility for versus what stays with the specialists. It asks the right questions about structure, financing and tax, and names who answers them. Deducted from your mission if you engage us within 60 days.
3. The mission, fixed price by scale
The price depends on what is at stake, not on how many hours it takes. It is agreed in writing before we start.

Acquisition: plus 10% of any reduction we negotiate below the asking price. Sale: plus 10% of anything above the target price we set together in writing. The passport of the property is included in both.

Complex files (multi-country income, corporate structure, several banks in competition) carry a 25–50% supplement, stated in the mandate. Nothing is due on financing until the funds are actually released. French law forbids it, and so do we.
- Renovation, alongside your architect
- 6% of the works, minimum €3,000. Without an architect: 10%, minimum €3,000.
- Relocation of a household
- €6,000 to €12,000 depending on size and duration.
4. The private office, from €300 a month
For everything after the mission, for as long as you have something in France. Cancel with three months’ notice.
Watch, from €300 a month
Your property’s passport kept alive. Deadlines handled: property tax, occupancy declaration, insurance, co-ownership meetings. Planned maintenance. One visit a year. An answer within 48 hours.
Presence, from €1,200 a month
Everything above, plus monthly visits, contractors, claims, small works, coordination with your bank and advisers. Two working days a quarter included.
Companies, from €1,500 a month
An outsourced head of operations in France, priced by phase: lower while the project waits, higher while it moves.

Legal, tax, notarial, investment advice: chosen with you, paid by you. We select them, coordinate them, and make sure it moves.
